Real estate websites with listings buyers can search and agents can trust

Buyers use a property site to filter, map and shortlist. Agents need every enquiry in their CRM within minutes. Most property sites manage one of those, not both.

Real estate website development is mostly data work with a design layer on top. The hard parts are getting listings in accurately, letting buyers search them by price, area and map, and making sure every enquiry reaches the right agent before the buyer calls a competitor. A beautiful homepage with stale listings loses to a plain one with fresh data.

Where do the listings come from in your market?

It depends on the country, and the answer shapes the whole build.

  • USA: Brokers display other brokers' listings through IDX under the local MLS's rules. Data typically arrives through the RESO Web API, which has replaced the older RETS standard in most markets, and display rules cover attribution, disclaimers and refresh frequency.
  • Canada: CREA's Data Distribution Facility (DDF) supplies REALTOR.ca listings to members' websites under its own display terms.
  • UK: Agents list on Rightmove, Zoopla and OnTheMarket from CRMs such as Reapit or Alto, and the website normally reads from the same CRM.
  • Australia: Listings flow from CRMs such as Rex, VaultRE or Agentbox to realestate.com.au and Domain, commonly in REAXML format.
  • Nepal and the UAE: There is no MLS, so the agency's own admin panel is the source of truth. In Dubai, portals such as Property Finder and Bayut dominate.

A property listing website in Nepal needs local units in its admin and filters: ropani-aana-paisa-daam in the hills and Kathmandu Valley, bigha-kattha-dhur in the Terai, and prices in lakh and crore. Get those wrong and every search result is wrong.

How do you keep search, maps and galleries fast?

Load heavy things only when the buyer asks for them. Buyers filter by price, bedrooms, area and property type, then switch to a map. Map APIs bill by usage beyond a free allowance: Google Maps Platform charges per map load and per place search, while Mapbox or OpenStreetMap-based tiles from a commercial provider can cost less at volume. Load the map when someone opens map view, not on every results page.

Galleries are where property sites slow down. Serve photos through an image CDN such as Cloudinary or imgix in AVIF or WebP, sized for the screen, and lazy-load everything after the first image. Keep Largest Contentful Paint within 2.5 seconds on mobile; our Core Web Vitals guide explains the targets. Load virtual tours such as Matterport on click, never with the page.

How should lead capture work on a realtor website?

Every enquiry should land in the listing agent's CRM within a minute, with the property attached. That is the whole specification.

For realtor website design, that means a short form on each listing (name, phone, a preset question such as "Is this still available?"), click-to-call and WhatsApp buttons, and saved searches with email alerts for serious buyers. Integrate with the CRM the team already uses, whether Follow Up Boss, HubSpot, Salesforce or an agency CRM, and record the source page so you can see which listings and campaigns produce leads. Our landing page conversion checklist applies to listing pages too.

Advertising and disclosure rules to design around

Property advertising is regulated almost everywhere, and a listing page is an advertisement.

  • USA: The Fair Housing Act prohibits advertising that indicates a preference based on race, color, religion, sex, disability, familial status or national origin. Review stock phrases and "ideal for" descriptions.
  • UK: National Trading Standards guidance on material information expects listings to show price, tenure and council tax band, with later parts adding utilities, broadband, parking, flood risk and more. Make those required fields in the admin so agents cannot skip them.
  • Australia: New South Wales and Victoria have underquoting laws that affect how price guides are presented.
  • Dubai: Property ads need an advertising permit from the regulator, and the permit reference should appear with the listing.

Structured data is thinner than many expect. Schema.org has RealEstateListing and residence types, but Google has no special rich result for listings. Agency-level RealEstateAgent and LocalBusiness markup does more for local search, as our schema markup guide explains.

Real estate website development: what to build first

  1. The listing data model and admin, or the feed integration, with every field your market's rules require.
  2. Search results with filters, map view and fast galleries.
  3. Enquiry forms wired to the CRM, with agent assignment and source tracking.
  4. Area pages with genuinely local information: schools, transport and price context you can source.
  5. Saved searches and email alerts, with consent recorded under CASL, the Spam Act 2003 or PECR as applicable.

Real estate portal development, where many agencies list and pay, is a different product with agency accounts, billing, moderation and duplicate detection. Scope it as software, not as a bigger website.

How Meritbyte Technologies approaches property sites

Meritbyte Technologies, a web and software development company based in Nepal, builds listing sites for agencies at home and, remotely, for brokers in the US, UK, Australia and the Gulf, including Dubai, where Arabic and English versions are standard. The first milestone has a fixed price; the data model, one listing flow and the CRM connection make a good candidate for it.

After that, work runs in two-week blocks with a demo on the staging site. MLS agreements, portal feeds, domains and hosting are in your name, and the feed integration is documented so another developer could maintain it. Our web development services page covers the technical side.

Frequently asked questions

Can I show MLS listings on my own website?

In the US and Canada, usually yes, through IDX or CREA's DDF, provided your brokerage is a member and you follow the board's display rules. Access is licensed to your brokerage, and your developer integrates the RESO Web API or DDF feed under that license, building the required disclaimers and attribution into every listing page.

How much does a real estate website cost?

It ranges widely. A single-agent site with a hosted IDX widget is a small project; a custom agency site with feed integration, map search, saved searches and CRM sync is several times larger; a multi-agency portal is a software product. Ask for ongoing costs too, such as MLS or feed fees, map API usage and hosting.

Where should listing photos be stored?

Keep originals in cloud object storage and serve them through an image CDN that resizes and converts them on request. Pages stay fast and nobody resizes photos by hand. Hotlinking photos from an MLS or portal feed on every page view is slow and may break the feed's terms, so store copies where the license allows.

Do property listings need more than one language?

If your buyers need it. Dubai sites usually need Arabic and English with right-to-left layouts, agencies in multilingual cities such as Toronto or Vancouver may serve buyers in Mandarin, Cantonese or Punjabi, and Nepali agencies selling to buyers overseas need clear English with approximate foreign-currency prices. Translate templates and key pages properly rather than machine-translating agent descriptions.
